O’Fallon’s Mid America Commerce Center Prepares for Development

The first step has been taken in the future development of the area in O’Fallon’s Mid America Commerce Center.

The City of O’Fallon, along with other neighboring communities, have authorized the addition of property tax abatement as an incentive within the Mid America Enterprise Zone. An Enterprise Zone is a state program that provides incentives to commercial and industrial users for job creation and investment.

Implementation of this incentive within the Enterprise Zone allows the Mid America Commerce Center to be competitive with other developments in the St. Louis region and surrounding trade areas, including Chicago, Kansas City, Nashville, and Indianapolis.

O’Fallon has been fortunate with many opportunities. Good location, great schools, and a trained workforce, to name a few. By leveraging the opportunities given, O’Fallon has become a story of success.

Leveraging on the growth of Interstate 64 and the HSHS-St. Elizabeth’s Medical Campus, along with the continual growth of Scott Air Force Base has galvanized O’Fallon’s future for the good.

The community now sits on another great opportunity. One that could propel it into the future. The time to capitalize on development in the Mid America Commerce Center is now.

The founder of the Gateway Commerce Center in Madison County, TriStar Properties, is now proposing a development in O’Fallon on 200+ acres at the northwest corner of Exit 21. The development would include large warehouse and office buildings geared towards industrial, logistics, and light-manufacturing.

Early conceptual plans of the new development include over 1.5 million square feet of construction in phase one. TriStar Properties will be working with the City of O’Fallon over the next few months on preparation of the area. If everything goes to plan, the first construction could take place in 2019.

Phase one of the development could help create development in the additional 1,300 acres north of the Interstate and the 2000+ acres to the south owned by St. Clair County and the Mid America Airport.

TriStar Properties has worked with many Fortune 500 companies, including Amazon, Proctor & Gamble, Walgreens, Hershey’s, and World-Wide Technologies. Nearly 6,000 people work in their Gateway Commerce Center and it has an economic impact of over $1.3 billion.
